Real Estate

Keane & Beane represents clients in all phases of real estate projects, including due diligence, acquisition, financing, zoning, permits, construction, sale/lease decisions and tax certiorari proceedings.  We cover:

  • Commercial Transactions - We work closely with real estate developers, sellers, purchasers and other property owners/operators in all aspects of real estate acquisition, financing, operation and management. We have, for example, handled sales and lease transactions at a number of regional shopping centers and malls, including the South Street Seaport, Stamford Town Centre, Staten Island Mall, and the Galleria of White Plains. 
  • Residential Real Estate – We regularly represent purchasers and sellers of single and multi-family residences, cooperatives and condominiums. Our services include negotiation of acquisition terms, preparation and review of contracts, negotiation of financing, preparation and review of financial documents, resolution of title problems (including violations of local ordinances, easements, street rights, original high water line problems with waterfront property and similar issues) and sale, lease and financing closings. 
  • Cooperatives and Condominiums – We represent both large and small cooperative apartment corporations and condominiums, some for 25 years or more. We provide a full range of services, acting as general counsel and also addressing extraordinary issues including labor and employment practices, contracts, municipal-related matters, environmental issues (including oil spill and asbestos liability issues) and litigation.  We represent tenant groups and sponsors in conversions and new construction. 

Our attorneys are known authorities in this field.  For example, the late Melvyn Mitzner  wrote the chapter on Liens and Encumbrances for “Real Estate Titles” published by the New York State Bar Association.  He was formerly Adjunct Professor at New York University’s Real Estate Institute and has given hundred of lectures on real estate topics for the New York State Bar Association and other organizations. Joel Sachs is a past Chair of the Real Estate Section of the New York State Bar Association and is an Adjunct Professor at Pace University School of Law. Nicholas Ward-Willis co-chairs the New York State Bar Association’s Real Property Law Section Committee on Green Real Estate.
